Saved Deals — Compare Your Rental Scenarios Side by Side

Real estate decisions are rarely one deal at a time. The Saved Deals workspace lets you store multiple scenarios locally and rank them by cap rate, cash flow, and cash-on-cash.

The Saved Deals workspace is where comparison happens. Instead of re-typing numbers, you save each analyzed property from any calculator and revisit it later — all stored privately in your browser, never uploaded.

Why Save Scenarios?

What Gets Stored

Each saved scenario captures inputs and results: purchase price, rent, expenses, loan terms, and the computed NOI, cap rate, cash-on-cash, and monthly cash flow. You can tag deals (e.g., "BRRRR candidate") for filtering.

Comparing the Portfolio

The comparison view lines deals up column by column so differences pop:

DealPriceCap RateMo. Cash Flow
Dayton duplex$150k7.8%+$310
Columbus SFR$220k6.1%+$140
Coastal condo$520k3.9%−$210

Side by side, the Dayton deal wins on both yield and cash — exactly the kind of clarity a saved list provides.

From Save to Underwrite

Saving is the first step; underwriting is the second. Once a deal ranks well, export the inputs to a full model, verify rents with comps, and order inspections. The calculator gets you to "worth a look" fast; diligence gets you to "make an offer."

Local-First Privacy

Because everything is stored on-device, there is no account, no login, and no data sale. The trade-off: clearing browser data erases saved deals, so export or screenshot key scenarios before switching devices.

A Repeatable Three-Bucket Pipeline

Serious investors treat deal flow like a sales funnel. A saved-deals list works best when you organize scenarios into three buckets and move them one direction only — forward or out:

Which Metric to Rank By at Each Stage

The right ranking metric changes as a deal matures. Early on, a fast screen like the 1% rule or gross yield weeds out obvious losers. Mid-funnel, rank by monthly cash flow and cash-on-cash — the numbers that decide whether the deal survives a bad month. At the offer stage, gate on DSCR and stress-tested cash flow (raise vacancy two points, drop rent 5%) so you commit capital only to deals that hold up under pressure, not just under best-case assumptions.

Backing Up Local Data

Because Saved Deals lives in your browser's local storage, it is private but fragile: clearing site data, switching browsers, or moving devices erases it. Protect your pipeline by exporting or screenshotting your top scenarios after each analysis session, and re-save deals you still care about on a new device. Treat the list as a fast working scratchpad, and keep your true system of record — a spreadsheet or CRM — for anything you plan to act on.

Using Saved Deals

From any calculator, click "Save This Deal," give it a name, and it appears here. Re-open to reload inputs, or send it to the side-by-side comparison tool.
